Selling a San Diego House During a Military PCS Move
Build the home-sale plan around your confirmed move requirements. Your report date, household-goods pickup, housing plans and the buyer’s closing date may all be different. Put them on one calendar before choosing a sale method.
For a San Diego homeowner facing a PCS move, the first decision is whether to keep the property or sell. A cash proposal is one option to compare; it is not automatically the best financial outcome.
Compare keeping the property, listing and selling directly.
- Keep it: Estimate property-management costs, maintenance, vacancies, insurance and the time involved in owning from a distance. Review mortgage and insurance requirements with your providers.
- List it: Ask a local agent for a realistic price range, preparation plan and marketing timeline. Include negotiated commission and the cost of carrying the house during the move.
- Review a direct proposal: Compare the buyer’s price, funding, contingencies, seller costs and target closing date. An as-is sale can reduce preparation, but written terms determine what is actually agreed.
Coordinate four dates.
- Your required departure or report date.
- Household-goods pickup and your expected move-out date.
- The proposed escrow closing date.
- The date possession and keys transfer to the buyer.
Ask how the plan works if escrow closes after you leave. Discuss access, utilities, documents, signing arrangements and who can coordinate on your behalf. Any extra occupancy period needs to be agreed in writing; do not assume it comes with the sale.
Prepare the property information before you go.

Test the sale against your actual budget.
